Job Listing: VP of Property Management

SUMMARY:

General purpose of this job is to be responsible for the operational and financial performance of a large private real estate company that has been in business over 30 years. The Vice President of Property Management has overall responsibility for the property management staff, including assessing and monitoring the property operations and performance; resident, agency and owner relations; compliance and legal issues; business development support and new property transition.
Duties include supervision and training of property management staff; inter-departmental communication and coordination; office site administration and compliance issues; planning, organizing, staffing, directing and managing the property management department. The VP is a key member of the senior management team.


ESSENTIAL DUTIES AND RESPONSIBILITIES:

- Manage property management staff. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems
- Develop system of accountability for property management staff to ensure properties meet operational and financial performance expectations, including early warning systems to identify potential performance problems
- Develop and manage systems to allow for the transition of properties to/from the portfolio to include due diligence support, staff placement, and financial integrity in coordination with key departments
- Contribute to strategic business development, growth, and organization of business operations, including long term vision planning
- Facilitate and oversee the annual budget preparation, audit, and monthly reporting to owners/clients
- Ensure all properties and property management staff are in compliance with management agreements, program regulatory agreements, real estate agency laws and rules, local ordinances, and Fair Housing laws, as well as internal policies and procedures
- Create and maintain a reporting system to keep the President and company executive team informed about property performance, important property issues and events as well as important industry changes and issues
- Create and implement an internal audit system benchmarking operational performance while providing assurances against compliance weaknesses or other inappropriate activities.
- Contribute to the ongoing development of the organization through planning, strategy and policy development as a member of the company executive management team
- Travel to, and inspect, properties on at least a quarterly basis to ensure properties and staff meet or exceed physical and operational standards
- Function as a key client relation representative. Maintain direct and active relationships with all key company clients while offering counsel, guidance, support and perspective in alignment with the company policies and mission

QUALIFICATION REQUIREMENTS:

Education and/or Experience:
¿ Bachelors degree in relevant field of study
¿ Certified Property Manager®
¿ Licensed Real Estate Broker
¿ Minimum ten (10) years supervisory property management experience
¿ Strong real estate asset management skills, abilities, and experience
Communication Skills:
¿ Ability to write reports and business correspondence
¿ Requires positive attitude and good interpersonal skills
¿ Strong verbal and written communication skills
¿ Requires a high level commitment to customer service, whether co-workers or clients
Reasoning Ability:
¿ Ability to identify and solve problems with limited information
¿ Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form
¿ Ability to work independently
¿ Requires good organizational skills
¿ Requires attention to detail

Computer / Equipment Skills:
¿ Proficient with various computer software programs such as Microsoft Office and Email
¿ Experience with a Windows environment
