Aerotek Engineering are currently seeking an experienced Construction Project Manager.
The project manager is for responsible for:
Assembling and managing new construction projects and remodeling projects to ensure customer requirements are met in an efficient and cost-effective manner and that customer communications are clear and continuous prior to, during and through project close-out.
Extensive responsibilities:
-Prepare scope analysis and bid packages with cost breakdowns to secure and accurately analyze bids from general and subcontractors. Negotiate with general contractors to prepare budgets and obtain accurate cost of projects.
-Develop an overall comprehensive project budget for all corporate and independent work with clear breakdowns and quantity take off substantiating each component of the budget. Coordinate with Equipment Director for incorporation of equipment costs into overall project budget.
-Maintain and be accountable for project budget throughout the duration of the project. Carefully and thoroughly evaluate all change orders. Be accountable and obtain approval for all change orders for independent and corporate work.
-Prepare subcontract agreements and purchase orders with complete and clear scopes of work for subcontractors, building materials or equipment according to established procedures.
-Develop and maintain open lines of communication with independent owners, Regional/Store Managers and contractors/subcontractors by preparing and distributing project schedules, schedule updates and meeting minutes to ensure efficient construction operations. Original project schedule to be distributed as part of original bidding documents and incorporated into every subcontract agreement.
-Assure that the general contractor coordinates all phases of construction by conducting project meetings (weekly, bi-weekly, as required) with Regional/Store Managers, contractors, subcontractors and field personnel to ensure deadlines are met. General contractor will be responsible for substantiating each project meeting with written documentation and proper distribution.
-Resolve field problems arising from incorrect drawings, existing field conditions or other circumstances, etc. by interacting with subcontractors, planners, A/E consultants, Aetos personnel and/or suppliers.
-Prepare documentation files for projects to ensure accurate records are maintained.
-Participate in Design Team Meetings for the development of working drawings by gathering and distributing all necessary information and suggesting modifications as required to insure consistency of new projects and remodels.
-Reviews all aspects general contractor coordination of subcontracts including solicitation of at least three bidders and scheduling to ensure bidding process is equitable and completed in a timely manner. Subcontractor selection to be based on equally weighed combination of quality, cost and schedule (ability to perform).
-Obtain detailed information from authorities having jurisdiction regarding permit approval process and fee structure to ensure information is accurate.
-Authorize payment for general contractor billings including labor performed, materials furnished and subcontract work completed to date by carefully reviewing all vendor and subcontractor invoices and applications for payment in accordance with policy and established procedures.
-Coordinate and document any changes to the project with planner, architect and engineer, etc. and review with and procure signoff from store owner/manager.
-Develop and maintain relationships with other Giant Eagle personnel instrumental in the construction and completion of our facilities, i.e. Merchandising, Loss Prevention and Safety, IS, Operations, etc.
-Complete all financial management procedures to comply with Sarbanes-Oxley control objectives.
-Manage and implement project closeout by performing extensive review of all work, obtaining as-built drawings and manufacturers data from all subcontractors, developing and distributing list of non-conformance, establishing time frames for completion, authorizing and reviewing final payment to subcontractors, and performing project critique to install closure within 30 days of store opening and improve performance on subsequent projects.
Additional responsibilities:
-Obtain building and other permits as required for the execution of the project.
-Attend local town meetings for project approval as required.
-Coordinate with Real Estate Department to ensure all lease requirements are met for individual projects. Prepare and coordinate with the Director of Accounting for the submission of construction billings (AIA billings) to outside parties (landlords, developers) to ensure accurate and timely payment is received.
-Provide planning and estimating input for special and small projects as required.
Requirements:
-3-5 years field experience in labor, carpentry and general mechanical trades
-Thorough understanding of working drawings, lease agreements and AIA contracts
-Mathematical skills
-Computer skills
-Demonstrated ability to plan, organize, direct and control
-Attention to detail
-Verbal and written communication skills
-Interpersonal skills
-Ability to operate a computer for extended periods of time
-Ability to stand or walk while performing frequent site visits to inspect progress
-Current driver’s license
-Ability to self-manage workload in an unsupervised working arrangement
-Bachelors Degree or equivalent preferred
-Supervisory experience preferred
-Some travel required
